Owner-Builder Guide

Save 50% with our Supply-Only Lock-Up Kits

Take control of your build. Act as the project manager, hire local trades for the finish, and avoid paying the massive 30-50% margins that traditional builders charge.

Important Disclaimer

We are a manufacturer, not a local builder. We supply precision-engineered AS4600 LGS flat-pack kits (the "Lock-up Stage"). You must act as the Owner-Builder or hire a local builder to pour the slab, assemble the kit, and handle plumbing, electrical, and internal finishes.

💰 The Economics

Why pay someone else to make phone calls?

A typical turn-key granny flat in Australia costs anywhere from $120,000 to $180,000. But the actual materials only cost a fraction of that. The rest goes to the builder's margin, marketing, showroom rent, and contingency buffers.

As an Owner-Builder, you cut out the middleman. You buy the premium lock-up kit direct from our factory at wholesale pricing (~$600 USD/sqm), and pay your local tradesmen their actual hourly rate to finish the job.

Owner Builder Granny Flat Kit Assembly

The Owner-Builder Workflow

Building your own granny flat isn't as daunting as it sounds when you have a precision-engineered kit to start with.

1

Council Approval

Get your plans approved by your local council. Our AS4600 engineering documentation makes this step straightforward.

2

Order Your Kit

Send us the approved plans. We manufacture your steel frame, cladding, and windows, then flat-pack ship it to you.

3

Slab & Lock-up

Pour your slab. When the container arrives, you or a local carpenter assemble the pre-punched steel frame in days.

4

Trades & Finish

Hire a local plumber, electrician, and plasterer to finish the inside. You manage the schedule, you keep the savings.
